Today I want to talk about the different types of brokerages to consider when it comes to the choices you have in your real estate career.

 

If you’re at a point where you want to make a major change in your real estate career—and changing brokerages is always a major change—I think it’s important to understand the different brokerage models that are out there. I’ve broken those down into three main models:

1. The traditional model. This model, which can be national, regional, or even mom-and-pop realty, works on some type of split. You’ll probably start out on a 50/50 split, which will increase based on how much you sell.

2. The “help you do nothing” model. This is more or less a holding company. Yes, agents who work in this type of brokerage pay very low monthly fees and a small transaction fee when they close a property; however, the brokerages don’t offer much in the way of assistance, leaving agents to succeed or fail on their own. Those that are really serious about being a professional real estate salesperson understand that they’re actually just  business owners; most of us need more help than you’ll get from this type of brokerage.

3. The hybrid model. This type of brokerage is transaction-based. You’ll pay some sort of monthly fee, which goes towards the technology you’ll need to keep up with the four key areas of your business: lead generation, lead conversion, following up, and marketing.
